These are planning ranges based on completed work, not quotes. Condition of the existing structure, finish level, municipality and material lead times all move the final number. The only price that binds either of us is the one in your signed written proposal.
Cost Drivers
What moves your number up or down
Two kitchens of identical size can differ by forty thousand dollars. Here is where that difference actually comes from, so you can steer it deliberately instead of finding out at proposal time.
- Moving utilities. Relocating plumbing and gas is the single biggest jump between a refresh and a gut remodel.
- Structural changes. Removing a load bearing wall adds engineering, a beam, columns and inspection time.
- Finish level. Stock cabinets versus full custom can swing a kitchen by twenty five thousand dollars on its own.
- Existing conditions. Cast iron drains, aluminum wiring and failed substrates are common in older homes and must be corrected.
- Permitting and municipality. Review times and fees vary widely across Broward and Miami-Dade.
- Lead times. Impact windows and custom cabinetry are ordered months ahead, and rush pricing is real.

Money Questions
Pricing and payment
Is the estimate really free?
Yes. On site estimates within Broward and Miami-Dade are free and carry no obligation. We do not charge a fee to look at your project or to produce your written proposal.
Is your price fixed or time and materials?
Fixed. Your contract states a price for a defined scope. Changes happen only through written change orders that you approve before the work is performed.
What is an allowance?
An allowance is a budgeted dollar amount for a selection you have not made yet, such as tile or plumbing fixtures. If you select under the allowance you are credited, and if you go over you pay the difference. Every allowance is spelled out in the proposal.
Do you require a deposit?
Yes, a deposit at contract signing, followed by progress payments tied to completed milestones. The schedule is written into your contract before you sign it.
Do you offer financing?
We can point you toward renovation financing options commonly used by South Florida homeowners. We are not a lender and do not originate loans, so terms come directly from the lender you choose.
Do you price match other contractors?
We will happily review another bid with you line by line. Very often the gap is scope, not price: permits excluded, allowances set unrealistically low, or subcontractors not accounted for. We would rather explain the difference than shave the quality to match it.
